Can you hold a place before I apply?
No, we can not hold units. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, we will only hold the security deposit for damages. You will still be required to pay your last month's rent when you give your 30 days notice. -
How old do you have to be to apply?
You must be 18 years or older to apply and sign a lease. -
Is the deposit refundable?
The security deposit is held only for damages & outstanding utilities. As long as there are no damages or outstanding utilities when you move out, you will receive your full security deposit. -
Who needs a cosigner?
This is determined on a case-by-case basis. It typically is required if the applicant doesn’t have a rental history or their credit score is lower then what the property owner accepts. -
You have a property I want to rent. How do I apply?
You can find all our rental properties under the Residential Rental tab. You apply to the unit you prefer by clicking on the “Apply Now” button. If there is more than one unit you are interested in, you only need to apply once. -
How do I pay rent?
You will pay your rent through the AppFolio portal. -
I want to get a pet. What do I do?
Not all our properties allow pets. Prior to getting a pet (even if they are allowed), you must contact us first. -
I want to move out, but my roommate wants to stay. What do I do?
Contact the property manager prior to moving out. Until you are removed from the lease, you are responsible for all lease payments and the terms of the lease, even if you no longer live in the unit. -
My lease expiration is coming and I want to move out. What do I do?
You must give 30 days notice prior to the expiration of your lease. We will provide you with the move-out checklist and instruction on the process. -
Who is responsible for paying for repairs & maintenance requests?
If the issue is related to maintaining the property (ex. replacing the furnace), the property owner will pay for the repairs. If the issue is something related to the tenant (ex. fork stuck in garbage disposal), the cost will be billed to the tenant.
